The Home Renovation Process

home renovation

As a home renovation company, EMKOR can give you a good idea of what is truly involved in a renovation project from start to finish. It is a lot more comprehensive than a reality show would lead you to believe.

Plan and Address the Issues Ahead of Time

From simple ideas jotted down, to full-blown architectural plans, planning is an important step. A home renovation contractor will appreciate knowing the scope of the project as possible so that they may anticipate the extent of the work and get a much better idea of what will be required.

You can start by sitting down and deciding which projects you can handle and which jobs you want to hand off to a contractor. This helps determine what professionals you’ll need to contact and what permits you’ll need to apply for.

The Foundation for a Successful Home Renovation

Have you noticed that once you identify a project that you’d like to begin, you discover several projects that need doing before that project can be done?

This is true of home renovation.

Good examples of this would be:

  • Foundation
  • Water abatement
  • Roof replacements
  • Siding and window repairs

Unless siding is damaged to the point of jeopardizing other renovation projects, you may want to leave this until you’ve completed window projects. Damage protection projects should be done first to assure that future renovation work isn’t negatively affected by them.

Demolition Decisions

How much of the house you demolish at once is determined by whether you are living in the house at the time. If you renovate before moving in, demolish as much as possible at once.

Also, make sure you have a place to put the debris, like a large container or dumpster that can be hauled away.

You might consider hiring a professional to help you identify critical load-bearing walls that must therefore remain. This expert might also be able to identify any walls that you should be extra cautious when demolishing, which may be coated with lead-based paint.

Start with the Structure

A good architectural drawing can help you determine any structural carpentry that would serve as a basis for any new or moved walls and projects like:

  • Electrical work
  • Insulation
  • Drywall repairs
  • Ductwork
  • Plumbing

A Fine Finish

Fine Finishing Carpentry:

Now comes that work which gives your house those touches that are right for you, like special nooks, mouldings, window trims, or built-ins like bookcases.

Surface Finishes:

You can begin addressing the detail-oriented surfaces, or the esthetic processes, like walls that need either painting, wallpaper hanging, or wood staining.

Flooring:

When selecting a floor covering, base it on the activity of that room. Will the flooring be in a bathroom, a kitchen, or a bedroom? This should determine whether you choose a laminate, solid hardwood, tile, or engineered wood.

Exterior:

Once your interior is mostly finished, it is then easier to put an appropriate finish to the exterior. Gutters, siding, windowsills, and doors, all contribute to the overall first impression and an introduction to what is now inside.
